Swallows Eaves will confirm all bookings in writing (normally by email), other than in the event of last minute bookings. Guests should check the details of their booking & advise us immediately of any alterations required. All cancellations and/or any changes to your reservation must be confirmed in writing.
Your deposit secures your booking and is non – refundable. The deposit equals 50% of the first night’s stay.
Deposits should be supported by a valid debit or credit card to reserve the room. The deposit will be credited to your account upon arrival.
Cancellation Charges & Insurance:
Every year a number of our guests need to cancel their bookings through unforeseen circumstances, and guests are asked to appreciate that reservations are made on the assumption that if a booking is cancelled, the hotel does not have to suffer the loss. Cancellation charges will be applicable as shown in the scale of cancellation charges below. Our guests are strongly advised to consider holiday cancellation insurance.

- 21 – 15 days – 50% of the whole stay
- 14 – 05 days – 75% of the whole stay
- 04 days – Day of Arrival or Later – 100% of the whole stay
It is regretted that no allowance can be made for any temporary absence from the Hotel.
Method of Payment:
We accept cash, debit and credit cards (except American Express & Diners Club) and cheques.
Loss of or Damage to Guest Property:
The Proprietors regret that responsibility cannot be undertaken for the loss or damage of any articles of value. However in the event of negligence on the part of the hotel, which gives rise to loss of or damage to property belonging to a guest, the hotel’s limit of liability will be limited to £50.00 for any single article and subject to a total of £100.00 in the case of any one guest.
The Proprietors do not accept any liability for loss or damage to vehicles parked on the premises.
Damage to Hotel Property/Removal of Hotel Property:
The Proprietors reserve the right to charge guests the cost of rectifying damage, caused by the deliberate, negligent or reckless act of the guest to the hotel’s property or structure. We will make every effort to rectify any damage internally, prior to contracting specialists to make the repairs, & make every effort to keep any costs that the guest would incur to a minimum. The Proprietors also reserve the right to charge guests the cost of replacing any items that are removed from the premises by them without consent. The charge will be the full replacement amount of the missing item including any carriage charges. Should the fact that the item is missing come to light after the guest has departed, the hotel reserves the right to make a charge to the guest’s credit/debit card, or send an invoice for the amount to the registered address.
If the guest has a complaint concerning any aspect of the services provided by the hotel, the guest must inform the hotel immediately or as soon as is reasonably practicable and certainly before the termination of the stay. If a complaint is not made within this timescale, the hotel will not entertain the complaint.
Swallows Eaves retains the right to remove any non – confirmed bookings and to cancel bookings for unusual events outside our control – fire, flood, illness etc, with a refund of deposit. Please note that the management reserves the right to alter, vary or withdraw Rates, Services, Special Offers & Terms of Business without prior notice. VAT is included at the current rate and will vary directly with any change in government legislation.

The Hotel operates a non – smoking policy throughout the building.
